How we assess Jlt
Every community we cover is scored on four inputs: recorded price per sq ft from the Dubai Land Department, gross and net rental yield after service charges, the registered project pipeline still to hand over, and the tenant profile that actually pays the rent. Marketing yields are ignored — only recorded transactions count.
Buying costs are consistent across Dubai: 4% DLD transfer fee, roughly 2% agency commission, trustee and mortgage registration fees, and annual service charges of AED 10–25 per sq ft. Net yield typically lands 1.2–1.8 points below the advertised gross figure, which is why entry price discipline matters more than headline yield.
Foreign buyers can own freehold in designated areas, and a property purchase of AED 2 million or more can qualify for the 10-year Golden Visa. There is no annual property tax and no tax on rental income in the UAE.
