1. Agreement to Terms
By accessing sikandar.ae and its associated services, you agree to be bound by these Terms and Conditions. If you do not agree, you must discontinue use immediately.
These terms apply to all visitors, registered users, Private Desk clients, and anyone who interacts with our AI-powered features. We may update these terms from time to time — continued use after changes constitutes acceptance.
2. Platform & Services
Sikandar is an AI-powered PropTech platform providing real estate intelligence for the Dubai market. Our services include:
- Market Intelligence: AI-generated area analyses, yield comparisons, pricing data, and capital flow insights derived from public market sources.
- AI Strategy Terminal: An AI-powered conversational tool for exploring investment strategies, area research, and market scenarios.
- Deal Simulator: ROI calculators, mortgage comparisons, and sensitivity analyses for investment modelling.
- Private Property Desk: A confidential matching service connecting verified buyers with off-market property sellers.
- Research & Guides: Area intelligence reports, developer rankings, school proximity data, metro station analysis, and investor guides.
Sikandar is licensed under RERA (Broker Card #75044) issued by Dubai Land Department.
3. AI-Generated Content Disclaimer
This is critical — please read carefully:
- Our platform uses artificial intelligence (including Google Gemini and OpenAI models) to generate market analysis, summaries, strategy suggestions, and deal assessments.
- AI outputs may contain inaccuracies, hallucinations, or outdated information. They should never be treated as factual statements without independent verification.
- AI-generated content does not constitute financial, investment, legal, or tax advice.
- All AI responses are generated in real-time and may vary between sessions.
- We do not guarantee the accuracy, completeness, or timeliness of any AI-generated content.
Always consult qualified professionals (financial advisors, lawyers, RERA-certified agents) before making any investment decision.
4. Market Data & Analytics Disclaimer
- No Investment Advice: All market data, yield figures, price analytics, and comparisons are for informational purposes only. They do not constitute investment advice or recommendations.

5. Private Desk Terms
By using the Private Property Desk, you agree that:
- All property information submitted must be accurate and you must have authority to list or enquire about the property.
- Properties are shared only with verified, matched counterparties — never publicly advertised.
- Buyer requirements are used solely for matching purposes.
- All resulting transactions must be fully RERA-compliant and conducted directly between the parties.
- Sikandar acts as a facilitator and introducer — we are not party to, and bear no liability for, transaction outcomes.
- We reserve the right to verify the identity and financial standing of participants.
6. User Accounts & Obligations
When creating an account or using our services, you agree to:
- Provide accurate and truthful information in all submissions.
- Maintain the security of your account credentials.
- Not use the platform for any unlawful purpose or in violation of UAE law.
- Not attempt to reverse-engineer, scrape, or extract data from our platform.
- Not use AI features to generate misleading, fraudulent, or harmful content.
- Respect the confidentiality of Private Desk information and other users' data.
- Not share, redistribute, or commercially exploit our proprietary analytics without written permission.
7. Prohibited Uses
You may not use the platform to:
- Violate any UAE, international, or local law or regulation.
- Submit false, misleading, or fraudulent property information.
- Attempt to manipulate market data, analytics, or AI outputs.
- Harvest, scrape, or systematically download content or data.
- Impersonate any person or entity or misrepresent your affiliation.
- Transmit viruses, malware, or any code designed to disrupt the platform.
- Use automated systems (bots, crawlers) without our written consent.
Violation may result in immediate account termination and legal action.
8. Intellectual Property
All content, designs, algorithms, analytics methodologies, scoring systems, AI prompts, and branding on sikandar.ae are the intellectual property of Sikandar and are protected by UAE and international copyright laws.
You may not reproduce, distribute, modify, or create derivative works from our content without prior written consent. Limited personal, non-commercial use (e.g., saving reports for your own investment research) is permitted.
9. Limitation of Liability
To the fullest extent permitted by UAE law, Sikandar shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of our services, including but not limited to:
- Investment losses based on our analytics, AI outputs, or market data.
- Failed, delayed, or disputed property transactions.
- Data inaccuracies, AI model errors, or hallucinations.
- Service interruptions, downtime, or technical failures.
- Actions taken by third parties based on information from our platform.
- Loss of data, profits, or business opportunities.
Our total liability for any claim shall not exceed the amount you paid to us (if any) in the 12 months preceding the claim.
10. Indemnification
You agree to indemnify and hold harmless Sikandar, its officers, directors, employees, and agents from any claims, damages, liabilities, costs, or expenses (including legal fees) arising from your use of the platform, violation of these terms, or infringement of any third-party rights.
11. Modifications & Termination
We reserve the right to:
- Modify, suspend, or discontinue any part of the platform at any time.
- Update these terms with or without notice — check this page periodically.
- Terminate or restrict your access for violation of these terms.
- Remove content that violates our policies or applicable law.
12. Governing Law & Dispute Resolution
These Terms and Conditions are governed by and construed in accordance with the laws of the United Arab Emirates.
Any disputes shall first be attempted to be resolved through good-faith negotiation. If unresolved, disputes shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.
