    Dubai property ROI by area varies more than most investors expect — gross yields range from under 5% in Palm Jumeirah villas to over 8.5% in JVC studios. The headline numbers in brochures are almost always gross.     How to read this table

    The yield band is gross — what you would earn before deducting service charges, DEWA, vacancy and maintenance. To convert to net, subtract roughly 1.0–1.5 percentage points. Example: an 8% gross yield in JVC typically lands at 6.5–7% net.

    Price per sqft is for typical 1-bedroom apartments. Studios trade at a 5-10% premium per sqft (smaller, scarcer); larger 2-3BR units trade at a 5-10% discount per sqft.

    Where the highest ROI is in 2025

    • Highest gross yield: JVC, Arjan, Dubai South (7.5–8.5%).
    • Best balance of yield and capital growth: MBR City, Business Bay, Dubai Marina.
